A NSW title search is a useful starting point for checking the land description, registered owner and recorded dealings. Read the entire result and keep the search date in view. This guide helps you organise that review; it does not interpret the legal effect of an entry for a particular property.
Start with the property reference
Compare the folio or title reference and land description with the property you intended to search. NSW references can use lot, section and plan details or a volume and folio. CITEC Confirm's NSW search guide explains these formats and the difference between current, prior and historical title searches.
If your paperwork uses different identifiers, ask the provider or your conveyancer to resolve the mismatch before relying on the result. Do not choose a record merely because a nearby street address looks familiar.
Read the owner and interest sections
The standard format illustrated in CITEC Confirm's NSW sample places the owner in the First Schedule and notifications, including a mortgage and an easement in that example, in the Second Schedule. The sample is test data, not a record for use in a transaction.
Do not assume there is a separate Third Schedule for easements or caveats. Read the headings and every entry on the document actually supplied, including any notations and unregistered dealings.
Write down any dealing or plan references you need explained. Ask your conveyancer whether the underlying documents are required and what an entry means for your proposed purchase, finance or development. An unfamiliar entry should prompt a question, not an assumption that it is harmless or that it prevents the transaction.
A practical review checklist
- Have I matched the title reference and land description to the intended property?
- Have I read every owner name and any accompanying ownership wording?
- Have I listed the notifications, notations and document references I need explained?
- Have I recorded the search date and asked when an updated search will be needed?
- Have I confirmed which further documents and checks are required for my purpose?
Choose the right document
For current title information, review the NSW Title Search product. Check its current price, availability and scope before ordering. TitleFinder is an independent property search service; documents are delivered by email.
If you need earlier changes rather than the current record alone, ask which historical or prior title search fits your question. Avoid ordering another state's product for a NSW property.
Frequently asked questions
Does this guide replace a conveyancer's review?
No. Bring the complete result and your questions to your solicitor or conveyancer for advice about a particular transaction.
How long can I rely on a search?
Record when it was obtained and ask your adviser when to refresh it for your transaction. This guide does not promise a universal validity period.
Where can I check the price?
The linked NSW product page shows the current offer. This article does not maintain a separate fixed price or promise a delivery deadline.
