Start with the current Certificate of Title to identify the property, registered owner and recorded interests. Then select the plan or specific registered documents that answer your question. A title search is one part of a commercial property review; it does not replace your solicitor’s, conveyancer’s or other adviser’s assessment.
1. Start with the WA Title Search
A current title identifies the registered proprietor, title reference, land description and recorded encumbrances or notifications. Check that the property and title match the premises you are reviewing, including the unit or lot details where relevant.
The title also provides references that help identify related records. It does not reproduce the full text of every document recorded against it.

2. Read the document behind the title entry
If your question concerns a particular easement, covenant, mortgage, caveat or other registered dealing, note the document number shown on the title. A WA Document Search retrieves the selected registered document so it can be reviewed in context.
If you only have the address, use it to locate the property and identify the relevant document first. Several documents may relate to the same property. Ask before ordering if the document reference or scope is unclear.
3. Add the plan when layout matters
A plan or survey record can provide parcel, lot or diagram information. Check the plan reference against the title and the premises being reviewed. A document copy does not establish the on-ground position of a disputed boundary; ask a qualified surveyor when that is the question.
Your document-order checklist
- Confirm the address, unit or lot and title reference.
- Identify the question each requested record needs to answer.
- Note the specific document numbers before ordering dealing copies.
- Check the plan reference and choose the relevant plan product.
- Ask your solicitor or conveyancer which additional records and search timing your transaction needs.
- Check each product’s current price and delivery information before ordering.
If a title mentions a pending dealing
Ask your solicitor or conveyancer how that pending dealing affects the review and which further record is needed. Landgate distinguishes registered documents from documents still under examination. Do not assume a current title or registered-document order includes every pending document.

Questions
Does one title order include every document?
No. The title provides registered information and document references. Plans and underlying dealing copies are separate products unless the specific product says they are included.
Can I order using an address?
An address can help locate the property. For a particular registered document, supply its document number if known or ask for help identifying it.
Will a title search answer every commercial property question?
No. Planning, physical boundaries, building information, lease arrangements and other matters may need separate records or professional advice. Ask the relevant adviser what your transaction requires.
